1. Introduction

BidNest ("we," "us," or "our") operates the BidNest platform, a real estate analytics service that provides hyper-local bidding intelligence for home buyers. This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you use our website and services.

By accessing or using BidNest, you agree to the terms of this Privacy Policy. If you do not agree, please do not use our services.

2. Information We Collect

2.1 Information You Provide

  • Account information: your name and email address when you create an account.
  • Payment information: billing details (credit/debit card information, billing address) processed securely through Stripe. We do not store your full card number on our servers.
  • Inspection reports: PDF files you upload for analysis through our Inspection Analyzer feature. These documents may contain property addresses, inspector details, and property condition information.
  • Communications: any messages or feedback you send us through our contact form or email.

2.2 Information Collected Automatically

  • Usage data: pages visited, features used, search queries, and interaction patterns.
  • Device information: browser type, operating system, screen resolution, and IP address.
  • Cookies: session cookies for authentication and preferences. We use strictly necessary cookies; no third-party advertising cookies are used.

3. How We Use Your Information

  • To provide, maintain, and improve our services.
  • To process payments for inspection report analyses.
  • To analyze uploaded inspection reports and generate cost estimates and summaries.
  • To improve our cost database and benchmarks: we use de-identified, aggregated data derived from inspection reports (with personally identifiable information such as names, addresses, and contact details removed) to refine our repair cost database and generate market benchmarks. We do not use your inspection content to train third-party AI models.
  • To send transactional emails (account confirmation, password resets, payment receipts).
  • To send market alerts and product updates if you have opted in.
  • To respond to your inquiries and provide customer support.
  • To detect, prevent, and address technical issues and abuse.

4. Third-Party Service Providers

We share your information with the following third-party processors who assist us in operating our platform:

  • Supabase: database hosting, authentication, and file storage. Your account data, profile information, and uploaded inspection reports are stored on Supabase infrastructure.
  • Stripe: payment processing. Stripe handles all credit card transactions and stores payment method details securely. See Stripe's Privacy Policy.
  • Resend: transactional email delivery. Your email address is shared with Resend to send account-related and notification emails.
  • Vercel: application hosting and content delivery.
  • Amazon Web Services (AWS Bedrock) and Anthropic: AI-powered document analysis. Uploaded inspection report content is sent to Anthropic's Claude models via Amazon Bedrock for analysis. Amazon Bedrock does not retain inputs or outputs and does not use them to train models. See AWS Bedrock data privacy.

These providers are contractually obligated to use your data only for the purposes of providing their services to us and to maintain appropriate security measures.

5. Data Retention

Uploaded inspection report PDFs are automatically deleted 30 days after upload. The structured analysis we generate from your report (issues, repair cost estimates, and summary) remains in your account so you can access it later.

Your account information (email, name, and purchase history) is retained while your account is active. If you delete your account, we will delete your personal data within 30 days, except where we are required by law to retain it.

De-identified, aggregated data (with all personally identifiable information removed) used to refine our cost database and market benchmarks may be retained indefinitely, as it cannot reasonably be linked back to you or any specific property.

6. Data Security

We implement industry-standard security measures to protect your personal information, including encryption in transit (TLS/SSL) and at rest, secure authentication through Supabase, and PCI-compliant payment processing through Stripe. However, no method of transmission over the Internet or electronic storage is 100% secure, and we cannot guarantee absolute security.

7. Your Rights

Depending on your jurisdiction, you may have the following rights regarding your personal data:

  • Access: request a copy of the personal data we hold about you.
  • Correction: request that we correct inaccurate or incomplete data.
  • Deletion: request that we delete your personal data.
  • Portability: request a machine-readable copy of your data.
  • Opt-out: unsubscribe from marketing communications at any time.

8. California Residents (CCPA)

If you are a California resident, you have the right to know what personal information we collect, request its deletion, and opt out of any sale of personal information. We do not sell your personal information to third parties. The use of de-identified, aggregated data derived from your uploads to refine our cost database and generate market benchmarks does not constitute a "sale" or "sharing" of personal information under the California Consumer Privacy Act (CCPA/CPRA), as the data used cannot reasonably identify you or your household.

9. Children's Privacy

BidNest is not directed at children under the age of 18. We do not knowingly collect personal information from children. If you believe a child has provided us with personal data, please contact us and we will delete it promptly.

10. Changes to This Policy

We may update this Privacy Policy from time to time. We will notify you of material changes by posting the updated policy on this page and updating the "Last updated" date. Your continued use of BidNest after changes are posted constitutes your acceptance of the revised policy.
